Preparing for Photography - Checklist

CLEANING

A thorough cleaning should be done before your photo day and maintained throughout the showing process. Glass including windows, shower doors and mirrors should be thoroughly cleaned as any dirt or smudges show up clearly in photos and video. 

KITCHEN

Your countertops should be as free from clutter as possible. Place everything but large appliances in drawers or cupboards, remove kitchen towels and anything on and above the fridge.

BATHROOMS

Remove all personal hygiene items and place into your cabinets or drawers. If you choose to hang towels use clean, dry ones in a neutral colour.

WALLS

Leave walls clear except for large artwork and touch up any scuff marks. 

STYLING

Arrange furniture in a modular shape so the room is conducive to conversation and not TV watching. Place a bowl of fruit or a vase of flowers in the kitchen, a small plant in the bathroom, and a stack of coffee table books in the living room. Place throw pillows on your beds and sofas, and hide all cords, remotes and general clutter.

LIGHTING

Replace all burnt out bulbs including your outdoor bulbs.  A bright, well lit home shows well to buyers.

DECLUTTER

Use this time to get a jump on packing to move.  Place boxes of your extra "stuff" in a neat and organized manner in your garage or storage area. 

WALKTHROUGH

If requested, our team will walk through your home with you, room by room to discuss possible improvements that you can do with little to no out of pocket expense. We can offer advice on how to place your furniture and accessories so the room shows well in the marketing materials. We will only suggest things that will help you decrease your days on market and increase your profit. 

GENERAL TIMING

Allow approximately 7 days from walkthrough to being live on the MLS for preparation, photography and administration. 

Preparing for Showings - Checklist

STYLING

Although it's not necessary to be as fussy with your home as you were when preparing for the marketing photos and video, your house should be well organized, clean and inviting.

- Make the beds with your sleeping pillows under the covers and throw pillows on top
- Remove all personal items from bathroom countertops and place clean and dry towels on the racks
- Empty all garbage and recycling and remove from the house
- Remove or hide the clutter from your living spaces like remote controls, cords, toys and homework
- Open all the blinds and turn on all lights.
- If you have a built in sound system consider putting on some soft music.

SECURITY

Ensure your valuables such as cash, jewellery and medication are secured or removed from the property.

KEYS

An extra set of keys will be required to show your property and will be kept in a secure lockbox on your property.  Only buyers with a Realtor and a confirmed appointment to view your house will have access to the lockbox.

SMELL

This is a frequent complaint from buyers and can turn them off from making an offer.  Pet and cooking smells are the most common culprits so ensure that these have been addressed before you begin to show your house.  

PETS

Make a plan for your pets to be out of the house during showings. If you have cats and feel it would be too traumatic from them to be removed or crated, leave a note at your entrance welcoming visitors to your home and remind them there is a cat on the premises and to ensure all doors are closed behind them.
